In conjunction with our communities department/pilot trip division, we help member families with community research to enable you to decide on the right region, community, schools and neighborhood for your family. Once you have made your decision on this, then we move on to the nuts and bolts of purchasing that home.
New Construction
We investigate new housing projects that show a potential value for our
members and become involved as early in the building process as possible
to increase the potential for savings. Our projects must meet a demanding
set of criteria before we will offer them to our members. We have secured
agreements with some of Israel’s leading builders and developers for
significant discounts ranging from 2% to 8% of the purchase price including
better terms, upgrades and inclusions offered only to Kehillot Tehilla
members.
Second Hand Properties
Real estate agencies offer the best service for choosing second hand
properties and sometimes new construction as well. There are many reasons
for using a real estate agent that is proven and accomplished in his/her
field. We help you to locate such professionals. The general fee for
a real estate agent in Jerusalem, Tel Aviv, and most cities in Israel
is 2% of the purchase price plus the VAT. In smaller cities and in
the periphery of the country these fees can be as low as 1% plus VAT.
In general, we are able to secure 25% reductions of these fees for
our members.
Legal Services
Real estate law in Israel is the largest single body of law in Israel
and can be quite complicated. Over 90% of the land in Israel is owned
by the government of Israel and is administered by the Israel Land
Authority. We strongly advise that you use lawyers who
are real estate specialists.
The fees for legal services on a purchase of a home in Israel range from about .5% to 2% (or more) of the purchase price + VAT. The fees for Real Estate Specialists are normally in the range of 1% - 1.5% of the purchase price plus VAT. The most important factor in choosing your lawyer must remain the knowledge, experience, and dependability of your lawyer. We help provide this service. You can purchase a home in Israel without a real estate agent but you can not purchase a home in Israel without a lawyer that you trust. On average, our lawyers reduce their fees for our members approximately .5%.
Mortgages
Mortgages are a center piece of our program. We monitor interest rates
and negotiate with leading banks to help our members access the lowest
interest rates and terms available while reducing bank fees. Rates
may differ from person to person based on each person’s economic situation,
location of purchase, and amount of purchase. We can not guarantee
rates but we work very hard to achieve the best mortgage package possible
for our members and we have been very successful.
